Onto the same sheet, Keppel Land sets three decades of Singapore residential craftsmanship and Khang Dien three decades of master planning along Saigon's eastern corridor. Gladia By The Waters is their joint signature: a green-first, water-first address drawn to a Singapore residential standard and built on a Khang Dien site already honoured at the PropertyGuru Vietnam Awards.

A-02 · The site plan
Locate the plate on Vo Chi Cong — Thu Duc City's arterial ring — and the catchment reads off the page: five minutes to the An Phu and My Thuy interchanges, eight to the Cat Lai – Phu Huu port, twelve to the Thu Thiem financial district, and twenty-two to Long Thanh International Airport when it opens in 2026.
Five interchanges, one metro line, one international airport — every datum under 25 minutes.

The Gladia City master plan was laid out park-first. Five themed parks total 1.25 hectares, traced by a 2 km jogging loop. Of the 11.8-hectare site, only 23.3% reads as built footprint — the remainder is drawn as greenscape, retention pond, and shared amenity.
